MEET DON
I'm Don Ranni, a Halifax real estate agent with Royal LePage Atlantic and lead of the Owning Halifax Real Estate team. Licensed since 2012, Top 1% in the region, East Coast Realtor of the Year, and more than 217 five-star Google reviews, one of the most-reviewed REALTORS® in Halifax.
Originally from Cape Breton and twenty years in Halifax, I've sold homes in every corner of HRM, and I'm BGRS-registered for military and corporate relocations. Whatever you're doing, you deal with me directly.
Buying and Selling in Halifax
Buying a home in Halifax in 2026 means more choice and more time to decide than a few years ago, but it also means more ways to overpay. I'll show you what comparable homes actually sold for, what to look for in a Halifax inspection (wells, septic, oil tanks, wiring), and when to walk. First-time buyer, upsizing, relocating from out of province, or buying your first rental, you get the same straight answers.
Selling in Halifax right now rewards the homes that are priced right and presented properly from day one. My listings get a pricing strategy built from current sold data, professional photography and video, staging guidance, a launch across MLS®, REALTOR.ca and social, and a weekly update so you always know what's happening. Buyers in this market have options; my job is to make your home the obvious one.
Looking for a REALTOR® in a specific part of HRM? Start with our local guides to Bedford, West Bedford, Clayton Park, Hammonds Plains, Fall River, Lower Sackville, Middle Sackville, Dartmouth, Portland Estates, Colby Village, Timberlea, and the North End and South End of Halifax.
Halifax, neighbourhood by neighbourhood
Schools, commute, what the houses are like and what buyers actually ask me about each area. Thirteen full guides, starting with the six I get asked about most.
Best for families buying new construction, move-up buyers and military relocations. The widest range of housing age in HRM.
Best for first-time buyers, investors and downsizers who want city access without a car-dependent commute.
Best for families who want land, lakes and privacy. Check well and septic before you write an offer.
Best for ferry commuters, first-time and move-up buyers. King's Wharf condos, Portland Estates and the Banook lakes.
Lower Sackville for value and city services; Middle Sackville and Indigo Shores for acre lots, lakes and newer homes.
Best for lakefront and acreage buyers and frequent flyers. Detached-only, large lots, a straight run down Highway 102.

START BUILDING WEALTH THROUGH REAL ESTATE
If you're looking at Halifax real estate as an investment, I'll give you the numbers, not the pitch: realistic rents, carrying costs, and where the growth has been. I own investment property myself and work with investors from first duplex to full portfolio.

Questions I get a lot
How much is the deed transfer tax in Halifax?
HRM charges a deed transfer tax of 1.5% of the purchase price, paid by the buyer on closing. Budget for it alongside legal fees and title insurance.
Is there an extra tax for non-residents buying in Nova Scotia?
Yes. Nova Scotia charges a 10% Non-Resident Deed Transfer Tax on residential property unless you become a Nova Scotia resident within one year of closing. If you are relocating, we plan around it.
What should I check in a Halifax home inspection?
Outside the city core: the well, the septic and any oil tank (age and insurability). Everywhere: wiring, roof and foundation, especially on older peninsula homes. More answers on my FAQ page.
